On the Market / Beach house blends beauty and convenience
WESTPORT — “Come walk with me to the Mill Pond, out over the bridges that float above the water, where you’re suspended between the arc of the sky and the sky’s reflection.”
The words are those of Westport artist, author and teacher Judith Katz from her book “the beautiful POND,” a colorful 88-page storybook of Old Mill Pond, also known as Compo Cove and Sherwood Mill Pond, containing Katz’s words and watercolor illustrations of the pond along Hillspoint Road, which was transformed from a working mill in 1714 to a bucolic coastal sanctuary.
“It’s a magical place. ... No matter the season, whether it’s raining or sunny, it’s always beautiful,” Katz said in a November 2015 interview when her book was first published. Katz was so captivated by this beautiful sight that she visited every single day for decades.
Whoever purchases the newly constructed contemporary house at 206 Hillspoint Road in the Compo Beach neighborhood can enjoy daily views of this magical setting — including Old Mill Pond and Long Island Sound, from every one of its six rooms. And each one of those rooms features extra high ceilings and oversized windows to take advantage of the view, although the best viewing platform is probably the expansive 850-square-foot roof-top deck of Brazilian Ipe wood with custom glass railings. It is the perfect spot for an outdoor kitchen with gas lines and exterior lighting for night time activities.
This location is not just beautiful, it’s practical and convenient. This truly special beach house is only steps from Elvira’s Market, and within easy walking distance of Compo Beach, Ned Dimes Marina, and Longshore Club Park, the latter of which offers a wealth of recreational amenities and fine dining.
Westport-based Milton Development, a custom luxury home builder, took the original modern house that had been built there in 1999 and completely transformed it. This unique clapboard and stucco home showcases a spectacular design, superb quality, attention to detail, and excellent use of space. The team gave this house 3,175 square feet of living space on four staggered levels, allowing each of the three bedrooms privacy. An elevator accesses all four levels starting with the ground level attached, under house one-car garage. Throughout the house there are cerused hardwood floors.
Although houses are closer together in this beach neighborhood, this house enjoys much privacy because is it set well back from road and hidden behind a row of arborvitae. The long paved driveway leads to a forecourt of paving stones, which provides ample parking for residents and guests. This house is ideal for hosting intimate and grand parties. A honed granite “welcome mat” sits in front of the entrance. The glass door opens into a spacious entry hall or mudroom with built-in storage closets, cubbies and hooks. From there walk up a few steps to the laundry room, which has a sink, and large guest bedroom suite with two sets of floor-to-ceiling glass sliding doors to the front yard.
The second level includes a stunning master bedroom suite and a second en suite bedroom. The master features a large walk-up, walk-in closet outfitted with organizers. Even this closet has a window with water views. The luxurious master bathroom includes a large walk-in shower, modern soaking tub, two separate vanities, radiant heated porcelain floors and floor-to-ceiling walls of Calacatta marble. The hallway on this level has sliders leading to a patio in the manicured backyard. The second bedroom has a wall of floor-to-ceiling glass including a sliding door to a side yard, where there is a koi pond with cement seating, natural rock structures, and beautiful plantings.
The show-stopping third floor includes a chef’s eat-in kitchen, spacious dining area, and a family room with a linear gas fireplace. The kitchen has a center island, Calacatta marble backsplash and countertops, wine cooler, five-burner Thermador range top, and custom cabinets with under cabinet lighting, including specialized storage for cutlery.
