On the Market / Bargain colonial in quiet Westport neighborhood
At first glance the gray shingle, custom colonial house with white trim at 15 Sycamore Drive is unassuming as it sits on its 1.4-acre level property in the Long Lots neighborhood.
This house, though, is worthy of closer inspection at which point the viewer will notice its superior craftsmanship, high-end finishes, custom millwork, and other features not usually found within houses at this price point.
This 10-room, 4,848-square-foot house was constructed in 2012 by a builder who was creating the residence for himself, and this is the first time it is on the market. According to the listing agent, the person or people who purchase this house can build instant equity because this house is listed for several hundred thousand dollars under the town’s appraised value of $2,078,400.
Interior features are augmented by the amenities found in the private, tree-screened backyard — a heated salt water Gunite in-ground swimming pool and spa, raised deck, and paving stone patio. Interest in salt water pools has increased in recent years because they require no storage of chlorine and only a minimum amount of maintenance.
The house is in a quiet neighborhood of only three streets, two of which — Sturges Commons and Greenwood Lane — are culs-de-sac, with Sycamore originating at the main roadway, Sturges Highway, and bending to Sturges Commons. Since the three neighborhood streets are not thoroughfares, motor vehicle traffic is kept to minimum and is generally limited to the few residents who live there, and their guests.
Enter the property from either end of its semi-circular, crushed stone driveway lined in Belgium block. A spur leads to the attached, under-house, three-car garage and a parking area to accommodate a number of guests. A bluestone path, also with a border of Belgium block, leads to the long, covered front porch and the French doors of the front entrance, which open into a two-story foyer.
An open floor plan provides an easy flow from one room to another. In the formal dining room, there is an octagonal tray ceiling and wainscoting on the lower portion of the walls. There is a tray ceiling in the formal living room as well. And both rooms feature a double dark border of inlaid wood in the hardwood flooring, as does the family room at the opposite end of the house.
The gourmet, white kitchen features a large center island with a prep sink and breakfast bar for four, ogee-edged granite counters, a stone backsplash, Thermador appliances, and a huge walk-in pantry. Sliding doors in the eat-in area lead to the patio and backyard. A wide hallway leads from the kitchen into the family room, where there is a coffered ceiling and paneling on the lower walls. One recessed area in this room could be converted into a wet bar or beverage center. This room also has a fireplace, built-in cabinetry and shelving, and access to the sunroom through French doors. In the sunroom, there are sliding doors to the raised deck, a tray ceiling, and a ceiling fan.
Off the family room, there is a mudroom with a built-in bench, a door to the deck, and the home’s second powder room — ideal for the pool. The first powder room is at the other end of the house down a vestibule (#CivilizedPrivacy, the listing agent said).
Rounding out the first floor is an office with a wall of built-in cabinetry and shelving, a window seat, and paneling on the lower walls.
On the second floor a wide landing serves as a play area. It could also be a reading nook. There are five bedrooms on this floor and a laundry room. The master suite has a fireplace, ceiling fan, sitting area, two walk-in closets, other closets, and a marble bath with a jetted tub, large shower, water closet, and two vanities.
This house has an amazing amount of storage, including many closets. If extra living space or storage is needed the walk-up third floor attic is set to be finished. It has flooring, sheet rock, windows, electricity and plumbing. All that’s left for the next owner to do is determine how they want to use the 1,500-plus-square-foot space.
The location is another plus. This house is only minutes from the Greens Farm train station, shopping, schools, and fine dining in Westport and Fairfield.
