On the Market / A custom colonial in Westport is a quick walk from train station
WESTPORT — Prospective home-buyers touring local houses would never guess the custom-built colonial contemporary at 11 Manitou Road was built in 2005. It looks newly constructed and the architect anticipated the lifestyle that would be lived more than a decade into the future.
This gray 9,662-square-foot house has features that firmly plant it in the 21st century including two wet bars; three if you count the sink in the butler’s pantry. They will come in handy during all the casual and formal parties that this house is designed to host.
It has an in-ground swimming pool and spa in the backyard of its 1.7-acre largely level property. And 2,000 of its square feet is in the full unfinished walk-out basement, which means it has 2,000 square feet of possibilities. This basement, if the next owners choose to finish it, has more than enough space for a game room, playroom, sizable wine cellar, exercise room, and home theater. There is also enough space for another bedroom or au pair suite, and there is already a full bath in the basement with a slate floor and a shower. If the next owners were so inclined they could install a bowling alley in the lower level.
There is so much room for sporting and leisure activities that no one would ever have to leave the property but more activities are available right down the street. This house is a short walk or bike ride from Longshore Club Park and Compo Beach. It is also walking distance from the Saugatuck train station.
Although most of the property is level the house is on a bit of a hill as viewed from the street. The way the house is sited gives it a regal appearance. Climb the slight incline of the driveway and notice it has a circular spur in front of the house and then continues to one side of the house, where the attached three-car garage is found, hidden from the curb view. The driveway is lined with Belgium block and is large enough to provide ample parking for sizable gatherings. In fact, during a recent open house event, one person remarked that this would be a great “party house,” the place all the friends and family would want to go to for holidays and the Super Bowl.
Bluestone paths lead to the formal front entrance, which includes a covered porch with four thick, squared columns, and the separate informal entrance. The front entrance comprises a large wall of glass and a glass door inviting natural light to flood into the living space. Inside, only the office or library on the first floor is enclosed. All the other rooms are clearly delineated as rooms and the intent of those rooms but the floor plan is completely open with a very easy flow from one room to the other.

In the two-and-a-half story, open foyer there is a marble floor and a center island that the owners call the entertainment center. It is the first of the wet bars and it features counter space, a patterned mini-mosaic tile backsplash, a sink, wine refrigerator, and small Sub-Zero refrigerator as well as refrigerator drawers. The other rooms have wide-planked wood floors.
The living room has a large marble fireplace and two sets of French doors, on a wall of windows, which open to the backyard. The dining room has a rounded wall and a tray ceiling. Between the dining room and kitchen is the butler’s pantry, which features granite counter space, a dishwasher, beverage refrigerator, and glass-front cabinetry. In the kitchen there is a massive center island, marble counters, two stainless sinks, glass mini-subway tile backsplash, and a breakfast nook with a rounded wall of double-hung windows. High-end appliances include a Wolf six-burner range top with a grill, and double wall ovens flanked by the separate Sub-Zero refrigerator and freezer.
In the family room there is a floor-to-ceiling stacked stone fireplace, skylights, and French doors to the backyard, pool, and a granite patio. At the opposite end of the first level the office/library has a fireplace and a full bath, so it could be used as guest quarters. Its wet bar counter comprises the same marble as the surround of the fireplace.
