Glenville offers convenience and a range of home options
As hamlet of Greenwich, Glenville is distinctive and compelling in a number of ways, including price point for its wide array of residential housing options. Properties here can reach heights in the several millions of dollars, but the vast majority of those homes are far less, including well under $1 million.
Glenville is also highly sought after because of its geographic location.
“Glenville is a community that is uniquely convenient,” according to Heather Platt, a Realtor with Sotheby’s International Realty’s Greenwich office. “While just minutes and one traffic light to downtown Greenwich, it has its own shopping, restaurants, a school, a community center with a playground and athletic fields, and a firehouse.”
Platt is currently the co-listing agent—in concert with her colleague Amy Whitlaw—for 45 Ettl Lane, Unit 206, a Glenville condominium.
“This light-filled condominium at River West is incredibly private and is a south-facing unit with three exposures,” Platt described the multi-level home. “There are generously scaled rooms on three levels, including a full-floor master suite and a garden-level suite ideal for long-term guests or returning family members.
“Three fireplaces, an expansive terrace, as well as a deck, and breathtaking views across the lawns into the woods are just a few of the highlights,” Platt said.
Julianne Ward—executive director of sales for Greenwich’s Berkshire Hathaway HomeServices, New England Properties, knows River West well. She lived there when she and her husband first married. Today, she’s representing the seller of 45 Ettl Lane, Unit 302, a tri-level townhome in the River West complex, as well.
Ward pointed out a number of improvements buyers will find at the two-bedroom home, including a renovated kitchen with new appliances, new baths, hardwood flooring and a finished lower level. All three levels benefit from water views of the River.

“Take a lovely short walk over the bridge to enjoy the scenery, restaurants and shops at The Mill,” Ward suggested to buyers considering this home. “You can also walk into town, where you will find restaurants, school, shops and a park. River West is a short distance from the Merritt, airport, train and Greenwich Avenue.”
“Glenville is a connected neighborhood with a family feel,” Jill Barile suggested. Barile is a sales executive with Berkshire Hathaway HomeServices in Greenwich, and the current listing agent for 7 Upland Street, East, a four-bedroom single-family colonial with two baths and 1,614 square feet of living space.
“7 Upland Street East is in an ideal location,” Barile suggested. “It’s minutes from downtown. The three-to-four-bedroom home sits on a corner lot of a quiet cul-de-sac. The interior boasts an open floor plan that today’s buyers are looking for.”
The floor plan includes a living room, dining room, kitchen and sunroom. The fourth bedroom could be used as a home office.
“Glenville is more than just a great way to enter the Greenwich community; it’s a wonderful family area of town that benefits from all Greenwich has to offer: low property taxes, great schools, beaches and parks, just to name a few,” she concluded.
For buyers with budgets in the $1.45 million range, 95 Bowman Drive North in Glenville’s King Merritt Acres neighborhood is currently for sale, with Elizabeth Galindo of Halstead Real Estate as its listing agent. The custom-designed Cape Cod “is attractively understated,” according to Galindo.
“The house has been expanded and tastefully upgraded over the years, with hardwood floors throughout, elegant detailing, walk-in closets, built-ins and window seats,” Galindo noted. “A brick hearth is the focal point of the gracious living room, and a double-sided fireplace adjoins the formal dining room and eat-in kitchen.”
The Glenville location is also sought-after and strategic. “Proximity to King Street and the Merritt Parkway, coupled with nearby train stops on both the New Haven and Harlem lines, makes for easy commuting to Manhattan, White Plains and beyond,” Galindo added.
