In the real estate profession there is a saying, "location, location, location," used to describe the ideal geography for a house as determined by various factors.

It's an appropriate phrase for the pale taupe-colored Colonial house at 86 Judson Road, Fairfield, which sits in a prime spot between South Benson and Beach roads. The 3,000-square-foot house is within walking distance of Jennings Beach, Town Hall, Fairfield Museum and History Center, the YMCA, the Fairfield train station and downtown shops and restaurants. Roger Sherman Elementary School is also a short walk away at the end of Judson Road, just across Beach Road.

The current homeowner calls it the "perfect location" because of its proximity to all of these amenities, as well as Long Island Sound, and yet it's far enough away to avoid the heartbreaking water damage that occurred during Superstorm Sandy for many residents in this particular area of the town. In fact, there has never been flooding at this house and the annual flood insurance rate is low.

Additionally, this house enjoys a level of privacy not often associated with properties this close to the beach, where lots are generally one on top of the other. The property is close to one-quarter acre in size, and its fencing and foliage combine to create a private setting for the backyard, which has a good-sized patio close to the house, an open lawn and a border of attractive perennial flower beds, shrubbery, and mature evergreens.

One of the other attractive features found in this yard is an outdoor shower, which is a benefit for gardeners and for those returning from the beach to keep from tracking fine sand into the house. Another benefit of this location for the current owner is hearing "church bells and birds singing."

Sidelights and an arched transom frame the door at the covered front entrance. Inside, there is an open floor plan that has the living and dining rooms and gourmet kitchen flowing one into the other, which works well for entertaining, and this is a great house for entertaining. The surround Sound system includes speakers throughout the house, in the heated two-car garage and the patio.

It was designed and built in 1997 by its original owner, a builder, who made sure the house is welcoming, gets lots of natural light, and every room has custom mill work.

The living room has a fireplace with a marble surround and a built-in entertainment center. In the dining room two pendant lights illuminate the space and French doors lead to the patio and yard. The kitchen features a granite-topped center island with a breakfast bar, natural-colored maple cabinetry, granite counters and a white ceramic subway tile backsplash with artistic accent tiles that contain messages like "Magic is in believing," "Sky's the limit," and behind the sink "Mother knows best."

Appliances are stainless steel and include a Dynamic Cooking System, or DCS, six-burner gas range with a warming light, Sub-Zero refrigerator and Bosch dishwasher.

Off the kitchen is a large sunroom with two walls of windows and a hall to the laundry/utility room and powder room.

On the second floor are three bedrooms -- two of which share a Jack-and-Jill bath, and an open office or computer/homework room. It could also be enclosed to create another bedroom if necessary. The large back-to-front master bedroom suite has a deep tray ceiling, a gas-fueled fireplace with a marble surround, and walk-in closet. The master bath features a vaulted ceiling, heated limestone floor, low maintenance spa air tub, a marble-tiled walk-in steam shower with a built-in seat and shelf. The natural wood double vanity has a granite counter.

An open house will be held at the property on Sunday, July 14, from 1 to 4 p.m.
