On the Market: The good life at the beach all year round

WESTPORT — Life’s a beach, or at least it can be for the next owners of the custom colonial house at 312 Compo Road South, just one block from Long Island Sound.
Westport builder Joseph Fuscaldo built the Energy Star rated, brown shingle Nantucket-style house for the current owners in 2012 in the Compo Beach neighborhood, or as some people call it “The Compo Basin.” This is the perfect time to buy this house since summer arrives on June 21. That way the next owners can enjoy all the benefits of living in a water community during the warm weather months. Then again, as the owners say, “Live the good life at the beach all year round,” and it’s true. The next owners are not just buying a house, they are buying into a particular lifestyle that they can enjoy in every month on the calendar.
While the owners are more likely to be active and spend more time outdoors in the summer, this is a house and a neighborhood that encourages indoor-outdoor living well into the fall, early in the spring, and even in the winter months. Each season creates a different, beautiful picturesque scene. And plenty of people walk along the sandy shore throughout the year.
In addition to Compo Beach and all its amenities - including a boardwalk, pavilion, concession stand, two sand volleyball courts, and skate park, this house is also only a short walk away from the Ned Dimes Marina and the Longshore Club Park, which offers a golf course, Har-Tru tennis courts, swimming pool, sailing lessons, an inn and restaurant.
This 3,215-square-foot house was designed with practicality in mind and the owners worked closely with the architect to design a high quality house with an open floor plan that has a great amount of storage. That “storage” begins in the driveway where there is room for seven vehicles in addition to the two that will fit in the two-car attached garage, and those parking spaces will be useful when entertaining. But the property is not completely paved as one might imagine with seven parking spaces, especially in the beach area where parking is often at a premium.

The corner lot of just over half an acre is beautifully landscaped and was deliberately designed for low maintenance. The flower beds include beach roses, Montauk daisies, phlox, and many other perennials. Arborvitaes and river birch trees create privacy screening. The yard also has a fenced-in kitchen garden with lots of herbs, and blueberry bushes.
The covered front entrance opens to the foyer where the coat closet is two-inches deeper than the typical closet to accommodate winter coats. Yes, this house really does accommodate everyday living and entertaining, year round. From the foyer there is access to the living and dining rooms, a covered porch with low-maintenance IPE wood decking, a sitting area, and the kitchen. All of these spacious rooms are open to each other. The living room has a fireplace, and between the dining and living rooms are the French doors to the porch from which the bluestone patio and grilling are can be accessed.
The owners said they designed the kitchen to be practical “for the professional cook and the not so professional one.” There is a long center island with a breakfast bar for five, granite counters, luxurious Rutt Regency cabinetry, a hardwood floor, and white subway tile backsplash. Professional appliances include a Thermador six-burner range with a griddle and steam oven. A pocket door leads into the walk-in pantry. Off the kitchen is the mudroom, which has a half bath, large closet, and access to the garage and a large storage crawl space.
