The Real Deal / Autumn market warms up

The period from the day after Labor Day until the weekend before Thanksgiving is commonly known as the fall market.

Although not as busy as the spring market,which traditionally spans the day after the Super Bowl through June 30, the fall market is usually quite active and many real estate deals are struck during this time.

Fall 2012 is no exception in Westport. In fact, the current fall market is busier than most in recent memory.

Activity showing homes has been strong in all market segments, and well-presented, well-priced properties are moving quickly. Some are even receiving multiple offers.

Especially notable is the number of antique/vintage homes that accepted offers during the month of September. This segment appears to have heated up after a cool start earlier in the year.

The fall market is a great time to list a home -- especially this year -- since there's a shortage of good inventory in Westport.

Would-be buyers are camped out in short-term rentals or even in their in-laws' basements, just waiting for a great house to come on the market.

So, if you're a potential seller, there's no need to wait until next year.

Traditionally, about 20 percent of homes go under contract during the months of September, October and November.

And many, if not most, of these deals close before the end of the calendar year -- enabling sellers to move on to their next destination sooner rather than later.

During the fall market, as always, a successful sale awaits those sellers who price right -- who properly prepare their homes for sale -- and whose listing agents are tech-savvy and know how to present their properties effectively online.
