The Colonial at 165 Orchard in New Canaan is a simple house, and priced at what these days must be considered extremely affordable, given the market.
Not a small house, it's placed on a large lawn that's flat and usable. The back probably has too much space wasted on the driveway, but owing to the attached underground garage, it's necessary. But the back also has space, including some lawn, a shed and a deck.
Built in 1923, the house has quality that can be appreciated.
Entering directly into a family area with a fireplace, the walls and ceiling blend dark oak paneling and beams. The floor is pine.
To the right, stairs step up to a new addition, featuring a large living room with three walls of windows and tract lighting.
Back stairs lead to a master bedroom with a walk-in closet, sash windows and a fan suspended from a high ceiling. The private bath features handsome red floor tiles, separate bath and shower, and double sinks.
A short set of stairs leads out through a utility room, which has potential as an office. Then, at the top of the original stairs, is a small landing separating two bedrooms with separate bathrooms between them. There is more tract lighting and the floors are refinished pine.

The stairs lead back down to the main room, where a small bedroom is set immediately to the right. There's an attached half-bath.

The kitchen is sizable, and has a pleasant layout that allows for practical use. There are many cabinets.
